Baladua is situated among sweeping rice field in a traditional village in Umalas. A mere 25 minutes from the airport this prime rural location is just minutes away from the thriving sophistication Seminyak and Oberoi restaurants, bar scene and great shopping as well as Bali’s famous southern beaches. Just 10 minutes west in the opposite direction lays the famous surfing beaches of Canggu and Berawa which are lined by scenic rice field as well as the exclusive Canggu Club.

BEDROOM (MASTER BEDROOM)
Sited on the second floor, the 45 m2 marble master bedroom is featuring a king sized bed and all the modern equipment such as cable TV and DVD player, wireless high speed internet. On one side, two sliding glass doors are opening to the rice paddies, and one the other side sliding glass door is leading to the timber balcony from where the guests can admire the coconut trees and the beauty of the natural surroundings.
The bedroom is also featuring a walk in wardrobe connecting to the marble en suite bathroom equipped with bathtub, 1 basin, shower and separate toilet, overlooking as well the garden and the rice paddies.

BEDROOM 2
The wooden stairs leads up to the second floor just above the dinning and the living area, this second bedroom is connecting to the TV area. The glass window overlooks the swimming pool and the rice field terrace. The very spacious bathroom is featuring a large bathtub, 1basin, separate shower room, and dressing area with build in wardrobe.

BEDROOM 3
The 3rd bedroom is located on the ground floor, this bedroom also featuring a king size bed and a stylish practical en-suite bathroom with a build in wardrobe, 1 basin and a separate toilet over looking the swimming pool.

BEDROOM 4
Adjoining to the 3rd bedroom, featuring a king sized bed; the spacious bathroom is featuring a large bathtub, separate shower room, and dressing area with build in wardrobe. Opening on to the swimming pool on one side, two sliding glass doors are opening to the rice paddies.

THE POOL
Made from large natural stone and using low chemical filtration system, the 16 meters long private swimming pool is surrounded by several long chairs with comfortable mattresses.

TV AREA
The 12 m2 TV area is connecting to the bedroom no 2 on the second level of the building, featuring all the modern equipment such as cable TV, DVD player and a comfortable sofa and coffee table.

At your full service a villa manager is supervising 6 staff including, 1 cook, 2 house keepers, 2 gardeners and maintenance , and 1 security guards are available to assist you during your stay

Hight Season Surcharge

  1. Rate
    All rate are net, quoted in USD and inclusive of applicable government tax, service charge, daily breakfast based on 2 person per bedroom, complimentary drop off car usage, welcome drink and cold towel and complimentary drinking water.


  2. High & Peak Season Periods
    Low Season period : January 9 - July 14, September 16 - December 14 ( not Including Easter week )
    High season period: July 15 - 31, September 1 - 15, Easter week and Chinese New Year week
    Peak season period: August 1 - 31, December 15 - January 8


  3. Minimum Stays:
    Low Season : 3-NIGHTS
    High Season: 5-NIGHTS
    Peak Season: 7-NIGHTS


  4. Check in/out time
    Check-in time: 14:00
    Check-out time: 11:00
    Late check out until 18:00 is additional charge of 50 % from 1 (one) night room rates and subject to avaibility


  5. Terms of Payment
    - Credit card authorization + copy of the card (front and back) + pasport copy of the card holder sent by faximile or 50 % deposit (from total reservation value) transfer to our USD Bank account within 7 (sevent) days of recieving our reservation confirmation, will gurantee the reservation
    - For electronic transfers, guests will be responsible for any bank charges incurred.


  6. Cancellation Policy.
    - Before 30 days check in date cancelation will charge at 10 % from total secure night as administration fee
    - Between 29 days and 15 days will charge 50 % from the total room night reservation value
    - Between 14 days and 0 days will charge 100 % from total room reservation value.
    - No show will be charge 100 % from total room reservation value.

The '++' behind the Published Rates indicates that these prices are subject to an additional 11% Indonesian Government Tax and 10% Service Surcharge. Breakfast is usually not included in Published Rates.

Our Internet Rates are already inclusive of 21% Tax and Service Surcharge.
