We are around 25 minutes from the airport and, whilst our area is very secluded and quiet, we are just 15 minutes from the shops and activity of Kuta, Bali's main tourist area. Ubud, Tanah lot and upcountry Bali are all very accessible without having to go through Kuta.

Our local village, Petitenget, is rapidly becoming Unique among luxury villas in Bali, LiaMika enjoys a unique relationship with its neighbor and one of Bali’s finest boutique hotels, The Legian, which means that guests have the option to order room service from the hotel restaurant and have access to the spa and gym facilities of the hotel.

The two identical villas, Villa Liamkoi and Villa Mikaman, are set in a beautiful tropical landscaped communal garden and are divided by an incredible 23 meter overflow pool. These are just some of the features which makes us truly unique:

The Master Bedroom Suites
Experience the romance of our two huge master bedroom suites which are decked in finely honed Javanese terrazzo, exquisitely furnished, and decorated with atmospheric art. These rooms come equipped with personal DVD players and TV, and are supplied with the finest of linen..

The bathrooms have been designed with the ultimate in luxury and enjoyment in mind. The bathrooms are appointed with the finest of Javanese terrazzo stone, and fitted with bathtubs, separate showers rooms, "his and hers" raised
basins and toilets imported from Europe. In the master bedrooms, you will experience our spacious bathroom suites with freestanding bathtubs exactly as you would find in the Four Seasons in Bali.

To round off your experience, we have commissioned our own line of branded spa products...just imagine the pleasure of relaxing in a full tub by candlelight, surrounded by rose petals, and breathing in our scented bath salts.

The Pools
Our 23m pool has a natural salt water and overflow system. The salt water, which is actually only 10% of the salinity of sea water, cleans the water through a natural process and is much softer on the skin and eyes than traditional chlorinated systems. So whether its exercise laps or relaxation, the buoyancy afforded by the salination will make you hesitate ever to return to chlorinated water. Adjoining the main pool is a small children's pool for additional child protection. The pool naturally comes equipped with all the toys - both adult and child!

The Living and Dining Areas
Canopied by traditional Bali alang-alang roofs, our living areas are the ultimate places to relax and enjoy your Bali experience. The living areas have expansive terrazzo flooring and are constantly cooled by ocean breezes. Our furnishings are a blend of traditional Bali (Villa Liamkoi) and modern Java (Villa Mikaman). Both villas are decorated with original art from a range of well-known Indonesian artists, together with original black and white photographs of "colonial era" Indonesia. The living areas are designed to give you the ultimate flexibility. Whether you wish to entertain 20 friends to a gourmet dinner or relax as a couple or family group, or simply chill out and read, you will feel entirely at home. Off each living area is a quiet study section which also contains video and satellite facilities.

Babysitters
Whilst our staff are not trained babysitters, they are extremely child-friendly and one of the girls is always available to baby-sit. Please notify the Housekeeper in advance should you need a babysitter.

Food and Beverages
Full complimentary breakfast is provided for you during your stay, comprising your choice of fruit juice, fruit, cereals, yoghurt, cooked breakfast and pastries. This is served buffet-style from 0730 and you should fill in the breakfast menu sheet placed in your bedroom, so that the chef has ample time to shop for your preferred breakfast food. Should you have any special requests or wish for an earlier breakfast, please notify the cook or Housekeeper. Drinking water, tea and coffee are provided with our compliments throughout the day, as are cooking and eating condiments.

Our villa chef is devoted to ensuring that you are served only the freshest and finest food during your stay, and that the highest standards of hygiene are maintained.

Every morning, he and his staff will prepare a buffet breakfast which is included in the price of your stay. A breakfast menu will be placed in your room upon your arrival, and you should chose from the wide range of breakfast menu options. This will enable the villa staff to shop in advance and prepare all your favorite breakfast treats.

Should you wish to have any other meals prepared, our cook is always on stand-by. Please consult with him early in the day as to your requests for lunch and dinner, and he will shop for you. You will need to provide him with a cash advance as all meals excluding breakfast are for your account, as are soft drinks and alcoholic beverages. He will return any change to you, together with receipts on his return from shopping.

You will be invoiced for all non-complimentary food & beverage at the end of your stay with a 7% service charge, but absolutely no mark-up from the shop prices.

Stereo Hi-Fi System
Villa Liamkoi is equipped with a sophisticated sound system, including full theatre surround sound for the TV room and Bose speaker channels for the living area and the deck. Please read the simple instruction card enclosed in the TV cabinet. Villa Mikaman also has a Hi Fi system in the living area and a surround sound system for the TV area.

House staff
In addition to 5 security guards, who provide 24 hour security, each villa has 5 house staff. They are all at your service during your stay and please feel free to ask them to run errands and perform other chores for you. The property is managed by a senior Housekeeper.

Kitchen Equipment
The kitchens are equipped with modern Western appliances ranging from juicers to microwaves. Simple instruction guides are located in each kitchen.

Laundry Service
Sheets and bath towels are normally replaced every two days. Should you wish to have your towels changed more frequently, please place them in the laundry basket in your bathroom. There is a charge for laundry, as we contract this externally, which will be invoiced to you at the end of your stay. A list of charges is available in each bedroom.
Please leave 48 hours for the return of laundry before your departure.

Maid/butler Service
The maids are on duty throughout the day and will serve you drinks and food at your request, as well as perform other miscellaneous services for you. In tune with villa living, we try and make the staff presence as low key as possible, and please let the staff know if you wish a more private "self-service" holiday.

Library and Games
As the villas are also a home to the owners for a portion of the year, we have a supply of games and books for both adults and kids. Please feel free to use these.

Children's Facilities
We have a number of fold-away mattresses for children which are extremely comfortable and safe. For very young children, we have baby cots and high chairs. The villas are supplied with a range of children's toys, games, books and movies.

The quality of our staff and facilities ensure that guests can tailor-make their stay in Bali according to their precise wishes. Each villa staff comprises 3 housemaids/butlers who will assist you in anything you may wish, and 3 cleaning boys. In addition, a cook, gardener, pool boy and Housekeeper are constantly on hand should you need them. House staff are on duty from 07.00 to 22.00.

Hight Season Surcharge


  1. Rate
    All rates are net, quoted in USD and inclusive of applicable government tax, service charge, return airport transfers, welcome kit and daily American Breakfast for 2 persons per room.


  2. High & Peak Season Periods
    Low Season period: January 9 - July 14 (Excl Eater), September 16 - December 19
    High season period: July 15 - 31, September 1 - 15, Easter Week
    Peak season period: August 1 - 31, December 20 - January 8


  3. Booking or Reservation
    Reservation subject to availability and confirmation.
    A minimum of 2 nights stay in low season
    A minimum of 5 nights stay in high season
    A minimum of 10 nights stay in peak season


  4. Check in/out time
    Check-in time: 14:00
    Check-out time: 12:00
    Late check-out (day use) until 18:00 is at additional charge of 50% from 1 (one) night villa rate and subject to availability


  5. Terms of Payment
    Terms of Payment
    • A deposit of 50% of the total rental amount is required within 7 days of receiving our reservation confirmation form with the final balance should be settled one month prior to arrival date
    • For bookings made 7 days or less before arrival, full final cash payment is required at the villa upon arrival.
    • All payments are to be made in US dollars either via electronic bank transfer (account details will be given at time of booking) or by cash in US dollar bank notes at the villa. For electronic transfers, guests will be responsible for anybank charges incurred.


  6. Cancellation Policy
    Cancellation Policy
    • For bookings that are cancelled 31 days or more before arrival, deposits will be returned in full less a US$100 administrative fee.
    • For bookings that are cancelled 30 days or less before arrival, deposits will be non-refundable.
    • Notices of cancellation must be received in writing (by fax, email or mail).
    • In cases where a guest has confirmed a booking with a deposit but we have yet to receive the balance of payment and the booking is cancelled, the guest will be responsible for the payment.


  7. F&B
    Foods and beverages are on guest's account. First dinner in villa for a late check-in and/or first breakfast can be arranged upon request. All expenses are at guest's account.
